PAYMENT SCHEDULE & TERMS
50% Deposit: Due upon quote approval. Reserves your build date and covers material procurement.
50% Final Balance: Due immediately upon project completion during final walkthrough on build day (Due Upon Receipt).
Accepted Payments: Credit/Debit Card or Direct Bank Transfer (ACH).
CANCELLATION & REFUND POLICY
Statutory 3-Day Window: Per MN law, cancel in writing within 3 business days of quote approval for a 100% deposit refund (processed within 10 days).
Pre-Assembly: After 3 business days but prior to on-site assembly, cancellations are non-refundable up to incurred hard costs (15%–20% restocking, freight, custom cuts). Balance refunded within 14 days or raw materials delivered "as-is."
Mid-Construction: Once on-site framing begins, deposits are strictly non-refundable.
SUBSTANTIAL COMPLETION & PAYMENT
Substantial completion is defined as the point at which the structure is constructed in accordance with the agreed specifications, weather-tight, and capable of being used for its intended purpose. Upon substantial completion, a joint walkthrough will be conducted. Final payment is due immediately upon completion of the walkthrough. Minor punch-list items (e.g., small touch-up adjustments) shall not be grounds for withholding the final balance, but will be documented in writing and resolved within [7–14] business days.

At Twin Cities Backyard Outposts, we build every shed to true residential standards using continuous double top plates, glued subfloors, and stick-framed ridge roofs. We stand behind our work with a clear, straightforward guarantee:
3-Year Structural Workmanship Warranty: We guarantee the structural integrity of your build against defects in assembly and framing for three full years from the date of completion. If a door binds, a framing joint shifts, or an assembly issue arises due to our construction, we will return and fix it at zero cost to you.
Guaranteed Specification Walkthrough: Upon substantial completion of your build, we conduct a joint walkthrough to verify the structure matches your exact contract specifications, is completely weather-tight, and is ready for use. If any minor cosmetic touch-ups are noted, we document them together on a dedicated punch list and guarantee their resolution within 7 to 14 business days.
Clean Site Promise: We treat your property like our own. Every job site is thoroughly cleaned and swept with magnetic sweepers to ensure no stray nails, fasteners, or construction debris are left behind in your yard.
PERMITS & SITE ACCESS
Client handles permits, HOA rules, and property line/setback checks
Site must be level (within 6") with 4' path access and 120V power within 100'
PHOTOGRAPH AGREEMENT
Twin Cities Backyard Outposts retains the right to photograph completed work and structures for promotional, marketing, and portfolio purposes. Twin Cities Backyard Outposts agrees not to display address numbers, names, or identifying personal information without explicit consent.
